What actually happens when you work with 68 AN

Not a pitch — a plain walkthrough of what happens after you message us, including the honest version where the answer is no.

68 AN Company Limited · Nairobi

Most "how it works" pages describe an idealised version where everything goes right. This one includes the version where it doesn't, because that's the honest picture, and because a firm that only tells you the good outcome isn't one worth trusting with a property matter.

Step 1 — You send the basics

Property location, estimated value, and any relevant timeline or documentation you have. That's genuinely all we need for a first read. This happens on WhatsApp, directly with the founder — not a call centre, not a form that disappears into a queue.

Step 2 — We tell you honestly whether a recovery is possible

Sometimes the answer is straightforward: yes, there's real time and real value to work with. Sometimes it's genuinely no — the window has closed, or the numbers don't support it. We say so either way. There's no cost for this review, and no pressure attached to it.

This step matters more than it sounds. A firm with an incentive to say yes regardless of the facts isn't acting in your interest. Since we're only paid from what we actually recover, we have no reason to tell you a recovery is possible when it isn't — that would just mean unpaid work for us.

Step 3 — Verification

If there's a real case, we verify it properly: a title search, an independent valuation, and the lender's actual redemption figure in writing. This isn't a step we skip to move faster. Negotiating against a number nobody has confirmed is how people lose more value, not less.

Step 4 — We negotiate a private treaty sale with the lender

We negotiate with the lender to agree that the property will be sold by private treaty instead of at auction, and confirm the redemption figure the sale must clear. This is the part most owners have never attempted on their own, and it's where most of the value is protected.

Step 5 — Sale at full market value

The property sells by private treaty at open-market price to a vetted buyer.

Step 6 — Commission, loan repaid, balance to you

Once the sale completes, our commission is paid from the proceeds, the loan is repaid in full, and all the remaining money is paid to you. At completion, the sale proceeds are paid out in this order: our commission, then the loan in full, then all the remaining money to you.

The honest "no" version

Some enquiries end at step two. If the timing genuinely doesn't allow for a private sale, or the numbers don't support one, we say that plainly rather than stringing out a review that won't lead anywhere. A clear no, quickly, is more useful to you than a slow maybe.

Grounded throughout in the Land Act 2012, ss. 90, 96, 97, 98 & 101 — all freely verifiable on Kenya Law.

What it costs
