Asset recovery and distressed property solutions in Kenya
Two distinct services, one mandate: the owner keeps the value the law says is theirs — before the auction, after it, and in every sale we handle.
Pre-auction recovery
When a lender issues a notice to sell, Kenyan law builds in a minimum notice window — at least 40 days — before the sale can proceed. Many owners are unaware this window exists. We help them use it effectively.
Under Section 98 of the Land Act 2012, a public auction reserve may be set as low as 75% of market value. A private treaty sale, arranged inside the same window, must achieve full market value. That statutory gap — up to 25% of the property's worth — is the value we recover.
What this involves in practice:
- Confirming a private sale or redemption is still possible within the timeline
- Title search and independent professional valuation
- Establishing the lender's actual redemption figure in writing
- Negotiating with the lender to agree a private treaty sale in place of auction
- Arranging a private treaty sale to a vetted buyer at open-market price
- Settling the debt from the proceeds and remitting the surplus to the owner
This covers defaults with banks, SACCOs, and microfinance institutions — the same statutory protections apply regardless of lender type. See the full step-by-step process.
Loan repayment and your balance
When your property is sold, the sale proceeds are paid out in one fixed sequence:
- Our commission — a percentage of the sale price
- Your loan — repaid to the lender in full
- The remaining money — paid to you
You receive a written completion statement showing every figure before anything is paid out.
Asset sales
Properties, land, and vehicles from recovery mandates and verified sources, sold at fair market value with clean paperwork. Every listing is title-searched before it appears.
- Land and plots — freehold and leasehold, with verified titles
- Residential property — homes and maisonettes, sold with vacant possession
- Vehicles — cars and commercial vehicles with clean logbook transfer
For buyers and investors: our duty runs to the property owner, not to extracting bargains from people in difficulty. A private treaty purchase offers certainty — proper due diligence, a clean title discharge, and no post-auction disputes. View current listings.
What it costs
A success-based commission, tiered by property value:
- Up to KES 600,000 — 10%
- KES 600,001 – 3,000,000 — 5%
- Above KES 3,000,000 — 3%
No upfront fee. No capital required. At completion, the sale proceeds are paid out in this order: our commission, then the loan in full, then all the remaining money to you. If nothing is recovered, nothing is owed.
See how the money is paid out
Our commission is a percentage of the sale price, set by the property's value band. It is paid first from the proceeds, then the loan, then the remaining money to you.
Illustrative only. Actual figures depend on the verified redemption figure, costs of sale, and any taxes. Nothing here is a quote or a guarantee.
